Rental management is an important part of the real estate investment process and the one most feared by investors.

That's why we delegate this task to qualified local partners. These partners handle tenant searches as well as complete property management, including intervention in case of necessary or urgent renovations to the property.

The issue of rents also requires special attention and some clarifications that should be distinguished:

Rent payments in Hungary

The lease agreement specifies the payment terms. Rent payments are made in Euros, not the local currency (the Forint), and to the bank account of your choice. Therefore, it is neither necessary nor mandatory to open a bank account in Hungary for this purpose.

Legal recourse in case of non-payment of rent

Our local partners ensure that they conduct a screening of potential tenants to prevent such a situation.

Should this nevertheless occur, several protection mechanisms are available to you:

Monthly visits

Our partners conduct monthly site visits to assess the condition of the property and speak with the tenants. Should any issues arise, they will be able to find a solution.

The rental guarantee

A rental deposit is held in escrow and will be forfeited by the tenant in the event of non-payment.

This rental guarantee must be fully replenished if such a deduction were to be made.

The forced and rapid expulsion

The lease agreement can be registered with a notary and will allow the tenant to be evicted within 10 days of non-payment without having to resort to legal proceedings.

This measure must be combined with the possibility of retaining the rental deposit in case of default of payment.

Rent indexation

It is contractually possible to insert a clause for automatic rent indexation to take inflation into account.

Rental tax

We collaborate with a specialist tax firm that will handle filling out and submitting your tax return to the relevant administration for rental income.
